What is the HOA and CDD?

The HOA stands for
HOMEOWNERS ASSOCIATION they enforce the Deed Restrictions. They do not take care of the common areas, ponds, community pool or playground.
The Board consist of 9 board members who are residents from the community and a Property Manager hired by the HOA Board. A new board is voted on in January for a 1 year term. Every homeowner in Eastlake Oaks is a member of the HOA.

The CDD stands for COMMUNITY DEVELOPMENT DISTRICT. They take care of the infrastructure (such as the boundary walls, irrigation system on the common areas) and the common areas, the community pool and playground.
The Board consist of 5 superviors ( residents from the community)and a District Manager. The terms are 4 and 2 years.

Eastlake Oaks is a Deed Restricted Community. The Deed Restrictions are laid out in a document titled " Declaration of Covenants, Conditions and Restrictions for Eastlake Oaks".

By Buying a home in Eastlake Oaks you agreed to abide by the deed restrictions.

Benefits to living in a deed restricted community:
1. Being able to sell your home for a higher selling price.
(The Eastlake Oaks home have increased in value)
2. Having some assurance that the neighborhood will remain pleasing to the eye.
3. Protection of the financial equity in your home and property.

WHAT MAKES A GOOD HOA?

1. Communication
2. A Board that responds to residents concerns.
3. Residents need to be approached for their opinions.
4. Residents who show concern for the associaiton.
5. Residents need to get involved a lack of interest opens the door to neglect.
